What does legionella compliance cost?

The honest answer is that it depends on your building. This guide explains what drives the price so you can judge any quote you are given.

By the Germ3 Water team. Updated 20 October 2026.

What drives the price of a risk assessment

  • The number of outlets. More taps and showers means more time on site.
  • Stored water. Tanks and calorifiers need inspecting and recording.
  • TMVs and showers. Each one adds risk and time.
  • Who uses the building. Care homes and healthcare need more detail.
  • Access. Locked plant rooms and ceiling voids slow the survey down.
  • Existing records. A good schematic saves time. No drawings means drawing one.

What drives the ongoing cost

The bigger cost is usually what follows the assessment. That includes monthly checks and engineer tasks. It also includes any remedial work the assessment finds.

  • Whether your own team does the monthly checks or a contractor does.
  • How many TMVs need servicing each year.
  • Whether tanks need cleaning after inspection.
  • How many dead legs or other faults need fixing.
  • How many sites you have and how far apart they are.

How to keep the cost down safely

  • Train someone on site to do the monthly checks on simple systems.
  • Only sample when your checks or assessment give a reason.
  • Inspect tanks every year but only clean them when the inspection says so.
  • Fix causes such as a poor tank lid or a dead leg instead of treating symptoms.
  • Avoid long contracts that lock in services you may not need.

Questions to ask any supplier

Which of these services does the law require for my building? Which are recommendations? What happens if I do the monthly checks myself? A good supplier will answer all three without hesitating.

Why we quote per site

Two buildings of the same size can need very different work. We survey first and give you a fixed quote for each site. It shows what is essential and what is optional.

Questions

Common questions

Why don't you publish prices?

Because every building is different. We would rather give you an accurate fixed quote after a survey than a price that changes later.

Is the cheapest quote the best?

Not always. Check what it includes and who will do the work. A cheap assessment that misses a tank or a dead leg is not a defence.

Can we save money by doing some of the work ourselves?

Yes. Monthly temperature checks and weekly flushing can be done by a trained member of your team on most sites.
